What is Vapor Barrier Installation?

A vapor barrier is a moisture-resistant membrane installed on the crawl space floor (and sometimes walls) to prevent ground moisture from evaporating into the space. While basic 6-mil plastic sheeting was once standard, modern installations use heavy-duty 12-20 mil reinforced polyethylene that resists tears, punctures, and degradation. A properly installed vapor barrier is the single most important component of any crawl space moisture control system.

The vapor barrier is laid across the entire crawl space floor, overlapping seams by 6-12 inches and extending up foundation walls by 6+ inches.

Seam Sealing

All overlapping seams are sealed with specialized vapor barrier tape to create a continuous moisture barrier.

Securing

The barrier is secured to walls and piers using mechanical fasteners and sealant to prevent movement or gaps.

For most crawl spaces, a 12-mil reinforced vapor barrier is the minimum recommendation. High-moisture areas or crawl spaces that may see foot traffic should use 20-mil barriers. The old standard of 6-mil plastic is no longer considered adequate for long-term protection.
